The price includes daily maid service, linen, towels, beach towels and welcome pack in addition to the extras mentioned on the home page of the web site.

2. BOOKING FORM

A booking is confirmed once we have received the completed Booking Form and a 25% non-refundable deposit. A confirmation/invoice will then be sent to your setting out the balance due. The balance, plus a refundable security deposit, must be received by us 8 weeks before departure. Please note we do not issue reminders for the balance due. We reserve the right to cancel the booking if the balance is not paid by the given due date. Any deposits will be forfeited. Only the people named on the Booking Form are allowed to stay at the property. Under no circumstances should the numbers notified to us in advance be exceeded. Overnight guests and large social gatherings are not permitted. Our Turkish Representative is entitled to refuse admission and/or request those in excess of the maximum permitted number to leave immediately.

3. SECURITY DEPOSIT

A security deposit of £200 is required to cover possible breakages, damages, loss, or exceptional cleaning costs to the villa or its contents. Liability is not limited to £200; any damage must be paid for in full. The security deposit will be held by us during your stay and returned to you within 28 days of your return home (less any costs incurred if applicable). Clients must notify our Turkish Representative of any pre-existing breakages or damage within 24 hours of arrival at the villa to ensure that you are not held responsible.

4. CANCELLATION OF YOUR HOLIDAY

Any cancellation by you must be in writing. The effective date of cancellation will be the date your letter of cancellation is received by us. If cancelled 8 weeks or more before departure, only the deposit is forfeited. If cancellation is between 4-8 weeks before departure date then 50% of the total cost is forfeited. There will be no refund for cancellation of less than 28 days before departure date. In the unlikely event that we have to cancel your booking due to circumstances beyond our control, we will repay in full all monies paid. No compensation will be paid.

5. BEHAVIOUR

When you book our villa you accept responsibility for the proper conduct of yourself and your party while on holiday. We reserve the right in our absolute discretion to terminate your stay or that of any member of your party should your behaviour be such that it is likely, in our opinion to cause distress, damage, annoyance or danger to any other person or if your actions or those of any member of your party cause damage to the property, its employees, or any equipment or goods supplied as part of the booking

6. PROBLEMS/COMPLAINTS

We cannot accept any responsibility or liability for death, injury, accidents, loss, or damage to personal effects however caused which occur during the rental period, including whilst in the property, surrounding area, or around the pool. In addition you and your party should use caution in and around the pool, car parking area and balconies. Please remember that floors and stairs in the villa and surrounding terraces can get slippery when wet.

Any problems, emergencies, complaints, damages, breakages or losses must be reported to our local Turkish Representative who will be happy to assist. If the matter is not resolved you must follow up the complaint in writing to us within 14 days of the end of the rental period.

No liability will be accepted by us if the contract is affected by ‘Force Majeure’. Examples include, but are not limited to, the following instances beyond our control e.g. earthquake, fire, flood, other ‘acts of God’, strikes, civil/political disturbances, terrorist activity, industrial disputes, problems with transportation.

We cannot be held liable for loss of mains services such as electricity or water supplies, nor any actions taken in the vicinity of your accommodation by any person(s) or authority, local circumstances, breakdown of machinery, maintenance, unsuitable weather conditions, fuel shortages, power cuts, building works etc. If we are advised of this, we will endeavour to inform you in advance.

Please note that our villas are built to local regulations and are not required to adhere to UK health and safety standards.  As a general rule, safety and other requirements and standards in Turkey will not be the same as the UK and may often be lower.

7. ARRIVAL AND LEAVING TIMES

We will be as flexible as possible regarding rental period arrival and leaving times. This is to ensure that everyone has as much scope as possible regarding their flight times. Obviously the villa needs to be empty for a period of time between rentals so that the property can be fully cleaned and checked ready for the next occupants. We will therefore set agreed arrival and exit times with each party. Although it cannot always be guaranteed, in most cases you will be able to drive immediately to the villa at the start of your holiday and stay in the villa until the time you need to leave for the airport. This is one of the luxuries of renting a private villa and we will always aim for this to be the case.

These rental terms and conditions are governed by and to be construed in accordance with English law.
